When structural integrity and aesthetic heritage intersect, precision and experience matter most. Lumbaca Group was engaged to undertake extensive remedial works on the Mosman Park Church in Perth’s inner suburbs. The partially heritage- listed Church is a wooden building that was erected in 1898 and is culturally significant to the community. However, it had developed significant structural defects, water ingress, and long-term movement, as well as being fully lined in asbestos.
Our brief was clear: deliver a robust, lasting repair solution that not only restored the building’s performance but respected its architectural character and historical value.
SCOPE OF WORKS
The project incorporated multiple facets of our remedial capabilities, including:
- Structural Defect Repairs:
- Comprehensive investigation and rectification of brick bearer pier footings, adequate measures to correct failed waterproofing and roofing plumbing issues, and modifications to compromised load-bearing and structural elements. Works were completed under engineered design, using highly skilled trades and durable carefully selected materials to restore full structural integrity.
- Heritage Restoration
- Delicate façade restoration to maintain the original timber structure as best as possible and re-clad internally and externally to ensure strength and longevity. Our trades combined traditional craftsmanship with modern remediation methods, ensuring the building’s unique character was preserved for future generations.
CHALLENGES & SOLUTIONS
Challenge: Restricted access and ongoing building occupancy to adjacent buildings during works.
Solution: Staged construction methodology with minimal disruption, including custom scaffolding design and after-hours works scheduling.
Challenge: Matching historical materials and finishes.
Solution: Sourcing heritage-approved materials and engaging specialist artisans to replicate original detailing.
Challenge: Original structure was fully lined with asbestos.
Solution: Engaged licensed and highly skilled trades working in a strict work safety zone so allow the asbestos to be removed, stored and discarded safely and proficiently.
FINAL OUTCOME
The completed works reinstated the building’s structural soundness, improved its performance, and revitalised its heritage value. The result is a safer, more resilient structure that retains the charm and identity of its original design.
